QUALIFICATIONS

The Reserve at Renton provides rent-restricted housing for residents over the age of 55 whose income does not exceed the maximum allowable income for their household size.

The total annual income must be at or below the following income limits depending on the number of occupants in the household*.

Qualifying for our community:

There are three parts of the application process that must be completed before being approved for move-in:

  1. Age verification and eligibility
  2. Screening application
  3. Household Eligibility Application (HEA)

Age verification and eligibility: All household members must be 55 years of age or older at the time of move-in. Each household member must provide documentation establishing their eligibility, such as a government-issued ID.

Screening application: Each household member must have their age verified prior to completing a screening application. The screening includes a credit, criminal, and landlord reference check. A $39.50 non-refundable screening fee per person is due at the time of application. Please review our screening criteria prior to applying.

Household Eligibility Application (HEA): After the screening is approved, all applicants must complete a HEA to confirm that household income does not exceed the maximum allowed. All sources of current and anticipated annual income for the 12 months following move-in must be collected, verified, and reviewed by our compliance department.

The compliance team will certify eligibility and is legally responsible for ensuring that all residents meet the income limits at move-in and complete annual re-certifications.

The current maximum allowable monthly rents are set by the Department of Housing and Urban Development (HUD).
